Get your Home Inspected by a Licensed Home Inspector
"Before I would even call your real estate agent, I'd have my home inspected" says attorney Diana Brodman Summers, Author of "How to Buy Your First Home". A lot of real estate agents don't advise their clients to do a home inspection first. Not this crew!! We believe it is extremely valuable to have your home inspected by a licensed home inspector before you list your home. It is best practice to know exactly what is going on with your home before you try to sell it. It costs between $300-$600 to have your home inspected but knowing what needs to be done upfront is far better than getting into a transaction with someone and finding out at the last minute that you will have major repairs on your home that you had no idea about. This method also allows you to shop around for the best price instead of perhaps paying an inflated price because you are crunched for time or need a specific person to do it.
Shape Up Before You Market Your Home!
Your home will be competing with other homes. You want to put your best foot forward. If your home is not in great shape or in good repair buyers are less likely to even stop and look. Some sellers feel its ok to skip this step but it will hurt the value of the home and likely ruin chances of negotiation on price. Within six weeks before listing your home is a great time to get these little cosmetic things touched up. We aren't asking you to renovate your home, just make sure paint looks nice, things are clean and everything works. This also is where the home inspection comes into play.
Things You Can Do To Make Your Home Stand Out!
-New paint: A freshly painted house makes a huge difference. If your home needs more than a cleaning consider having it repainted.
-Clean entrance: Make sure all burnt out bulbs or outdoor lighting are replaced. Metal on door is polished and all the windows are clean. Have your home pressure washed and swept clean of debris.
-Landscaping: We have all heard of curb appeal. This concept can go a long way. Fresh mulch or sharp edging, and a well manicured lawn make a big difference in a buyers eye.
-Get rid of the junk: Buyers like to envision themselves in their potential home. Having a bunch of clutter makes that harder to do. Pair down as much as you can and put everything else in storage. This may seem stressful but it makes a huge difference in selling your home, it also makes keeping the home clean for showings much more manageable. Plus you get a jump start on your move!
